Overview
Dilapidations works for commercial landlords, property managers and outgoing tenants. We price and deliver against a schedule of dilapidations, returning premises to the condition the lease requires.
Works include strip-out, removal of tenant installations, partition and ceiling removal, M&E alterations, repairs, flooring, decoration and full reinstatement to landlord specification.
Where a schedule is still under negotiation we can price the works as specified and, separately, as we would recommend doing them — which is often the more useful number when a settlement figure is being discussed.

What's included
Every item on the schedule is priced and delivered by the same team, so nothing falls between trades and the premises go back in one piece.

How we deliver it
01
Send us the schedule of dilapidations. We visit, measure and check what each item actually involves on site before we price it.
02
Where it helps, we price the works as specified and as we would recommend doing them — the useful figure when a settlement is being negotiated.
03
Strip-out, M&E, repairs, flooring and decoration are delivered by one team under an agreed programme, with a dedicated project manager.
04
We snag and clean the premises and hand over a record of the completed works, so there is something clear to sign off against.
FAQs
Yes. We can price the works exactly as specified and, separately, as we would recommend doing them. The second figure is often the more useful one when a settlement is being discussed.
Either. We price and deliver against the schedule for whichever side instructs us — the landlord returning a unit to specification, or the outgoing tenant meeting their obligations under the lease.
Removing what the tenant installed — partitions, suspended ceilings and M&E alterations — then repairs, new flooring and decoration, returning the premises to the condition the lease requires.
Once the scope is agreed we price it as a fixed quote in writing, so the figure you take into a negotiation is the figure the work costs.
